Kitchen Renovations Across Bentleigh & Nearby

Primary areaBentleigh, with six adjoining suburbs read off the same schedule
Bright traditional kitchen with white cabinetry, stone benchtops, a timber island, glass-front storage, appliances, and hardwood flooring.

Six things worth checking before we measure

Whichever suburb the house is in, the same six conditions decide how freely a kitchen plan can move. Knowing them before the first visit shortens the design stage considerably.

FloorStumped timber or slab-on-ground — it sets how far the sink and dishwasher waste can travel
WallsSolid brick, brick veneer or stud — which decides whether a wall can open up or only be patched
CeilingMeasured height, plus any bulkhead left behind by the old overhead cabinets
ServicesWhere the gas point, switchboard and hot water unit sit relative to the new plan
WindowSill height against the proposed 900 mm bench line, and how the splashback meets it
AccessThe path from street to kitchen for cabinetry and a single-piece stone benchtop
Why one page, not seven

Geography here is really housing stock. Between the railway line and the Nepean Highway the same few house types repeat: interwar cottages, post-war brick veneer, walk-up units, and homes already carrying a rear extension. Each type sets its own limits on where a sink can move, how much height a bulkhead has borrowed, and whether a wall is doing structural work. The suburb tells us which of those conversations to start.

Suburbs on the line-up

Bentleigh

Interwar cottages, rear extensions, long galley runs

Bentleigh East

Post-war brick veneer, wider blocks, U-shaped plans

Brighton East

Island-led open plans, butler’s pantries, stone-heavy schedules

Hampton East

Compact post-war homes, tight service runs, short walls

Moorabbin

Mixed stock and townhouses, mostly slab-on-ground floors

McKinnon

Bungalows with generous ceilings and period joinery to match

Ormond

Units, semis and party walls, compact galley kitchens
Also Carnegie, Murrumbeena, Highett, Cheltenham, Caulfield South and neighbouring streets on the same run.
Note

Every suburb above is worked from the same twelve-stage method and the same written material schedule. The note beside each name is what the housing stock usually asks of a kitchen, not a different service. Tell us the street and the house type and we will tell you which constraints apply.

Interwar cottage

Timber floor on stumps, a small original kitchen at the rear, and frequently an added laundry or sunroom that the new plan can absorb.

AdvantageWaste and gas can be re-run under the floor
WatchOut-of-square walls; scribed fillers rather than forced cabinetry

Post-war brick veneer

Squarer rooms, a doorway or two too many, and enough wall length that an L-shape can become an island plan once the right wall is opened.

AdvantageRun lengths that suit 900 mm cooking and a full pantry
WatchLoad-bearing internal walls and old bulkheads over the overheads

Unit or townhouse

A slab floor, a fixed service riser and a galley the width of a corridor. The gains come vertically and from appliance selection rather than from moving walls.

AdvantageShort runs make single-slab benchtops and full-height doors realistic
WatchOwners corporation rules, lift access and fixed waste positions

Start with the suburb, then the house

Send the suburb, the era of the house and a rough idea of what the kitchen has to do, and the first reply will already be specific: what the floor allows, where the services want to sit, and which material decisions will carry the budget. Photographs of the existing kitchen help more than measurements at this stage.
